Commercial Property Acquisition Service

In addition to our leasehold disposals and sales, more & more of our work is Tenant & purchaser Representation (Acquisitions) whereby we act for the Tenant and purchaser and not the Landlord.

Commercial Property Acquisition Service

By way of a summary, this entails us carrying out a full audit of all available premises matching the clients brief. We then narrow the search down, (saving time) accompany the client on all inspections & advise on all aspects of the transaction / negotiation. This way the client has the comfort of knowing that no stone has been left unturned. The commercial lettings process can be split into several stages which we lead on your behalf, advising throughout.

  • Corporate offices
  • Studio/warehouse style
  • Self-contained premises
  • Services solutions
  • Budget/efficient accommodation
  • Showroom/retail

Ensuring that the acquisition is managed professionally at all times including liaising with the clients solicitor on all legal aspects of the transaction.

Freehold Acquisition Process

Along with our Leasehold Acquisition Service our role in advising on a Freehold Acquisition is strongly mirrored. We have seen a growing trend in clients wishing to own their own premises, rather than leasing.

Clients we have acted for providing this service include:

  • Property Companies
  • Family Trusts
  • Private Individuals
  • Owner Occupiers

As well as sourcing properties for clients, we are able to offer advice on the following:

  • Development opportunities
  • Asset Management
  • Residential Conversion
  • Leasing surplus space
  • Landlord / Tenant matters
  • Service Charges

In a market where stock is limited, it’s a challenge for investors to identify suitable opportunities. We look to add our value by providing in-depth market knowledge and off market opportunities.
