Collaboration is the Key to RIB’s Success

Cooperation between teams is a vital part of what makes Robert Irving Burns leaders in the West End property market.

Pooling our specialist knowledge, we are able to identify opportunities for further growth as well as help our clients achieve their aims when selling, lettings, or acquiring property.

One example of RIB’s cross departmental cooperation is at 27 Newman Street in Fitzrovia. Our investment team previously sold the property and had advanced knowledge of the tenancies. This allowed us to know that the property would be available with vacant possession in September 2017. This knowledge was then used to our advantage when acting for someone looking to acquire around 2,000 square feet of office space. We were able to get a lease over the whole property, providing the client we acquired for with the perfect space. This acquisition would not have been possible without our Commercial Acquisitions Department and our Investment Department working closely together and sharing relevant information.

A further example of cooperation is between our Commercial Lettings Team and our Commercial Acquisitions Team. Our Head of Commercial Acquisitions purchased the freehold to a cottage which is comprised of 700 sq ft of office space. The subject property is located on Lawford’s Wharf in Camden which is located near Regents Canal. This was originally for our own client’s occupation once the lease expired however, the client later decided to let the space. RIB’s Commercial Lettings team were able to quickly identify a suitable client and get deal agreed very quickly at market rent and with almost no void period. We used our expert knowledge of the Camden lettings market to advise our client on the best options and cooperated with colleagues from different departments in order to gain the instruction and let the space.

Our commercial departments also cooperate extensively with our residential teams in order to provide synergy across a variety of different properties and asset classes. One example of this is at 35 Riding House Street which was sold in 2016. Our Residential and Commercial Sales teams worked together to sell a property. The New Homes Division of the Residential Sales Team sat down with the client’s architects and assisted with the planning process with the residential element of the property being built and completed in Q4 2018. As a result of our involvement throughout the process, our Residential Lettings Team were able to take advantage of our advanced knowledge of the property, successfully agreeing a letting for the whole building.

This cooperation between our residential and commercial departments also allows us to offer comprehensive solutions for all our clients’ property needs. Our investment department was recently selling a mixed-use property located at 13 Bateman Street. Using our expert knowledge of the property, our Residential Lettings Team were able to let the upper residential parts in this award-winning development.

In addition, there is also a deep level of cooperation between our Residential Sales and Residential Lettings Departments. Many of our properties which were previously for sale have subsequently been let as a result of the changing demands and needs of the client. These include the letting of a two bedroom property located on Brompton Road which was previously available unfurnished and for sale. We advised the client to furnish the property and were able to successfully let the space. This cooperation was also essential in the letting of a property in Soho on Greek Street which involved cooperation between our Residential Lettings Department and the New Homes Division of our Residential Sales team. We were able to successfully let the space, taking into account the changing demands and requirements of our client. Our residential team additionally cooperated in letting another property for sale which was located at Bourlet Close. This property was a three bedroom house set within a cobbled mews in the vibrant Fitzrovia area.

All these recent examples show the importance of cooperation and collaborative working here at Robert Irving Burns.
